About this home

Spectacular mountain, hillside and city-light views set the stage for an opportunity in the hills of West Hills. Situated on an approximately 4,752 sq ft lot, this property invites investors, experienced flippers and buyers with a vision to explore the potential for a comprehensive renovation or a custom replacement home, subject to City approval. The existing residence, currently configured with 2 bedrooms and 1 bathroom, requires substantial rehabilitation, offering an opportunity to reimagine the property from the ground up. The appeal lies in the elevated setting, dramatic surrounding landscape and potential to design a home that takes advantage of the expansive vistas. Imagine thoughtfully positioned windows, indoor-outdoor living spaces and outdoor seating oriented toward the surrounding scenery. Buyers should independently investigate site feasibility, legal lot status, hillside development requirements, access, utilities, soils, grading and allowable building area. Bring your architect, contractor and imagination to explore the possibilities of this distinctive view property. Area attractions include Chatsworth Oaks Park and Santa Susana Pass State Historic Park, with shopping, dining and entertainment at Fallbrook Center, Westfield Topanga and The Village. Valley Circle Boulevard, Roscoe Boulevard and Topanga Canyon Boulevard connect the surrounding area, with regional access to the 101 and 118 freeways. Cash offers only. Due to its current condition, the property is not expected to qualify for conventional financing.
