About this home

Above it all. Yet never far from the heartbeat: buteo jamaicensis, the Red-Tailed Hawk, holds the highest perch above this hillside home in a towering cypress surveying the city below. This red-tail is not simply passing through... It calls this territory home...And So Shall You...The species chose this location long before anyone built on it: high enough to scan the valley, close enough to be part of it. During the Ice Age, some 15,000 years ago, the red-tail looked down on this basin at dire wolves. Today, we look down on Sherman Oaks and the restaurants of Ventura Boulevard. This home sits in that same position, high enough for the tranquility of the hills, low enough to join the vibrancy below. Not too high. Not too low. Just right. The Goldilocks Zone... There is another luxury here: Privacy... Behind iron gates and limestone walls, elevated above the road, the home offers a sense of retreat without isolation...This magnificent, commanding, regal Spanish-style structure perches on the hillside like a castle. Remodeled, 13546 Contour boasts 3,388 square feet, 4 bedrooms, 5 baths, polished marble floors with wood accents, Jenn-Air appliances, a swimming pool, a barbecue station, two firepits and so much more.....And the view...oh my... the view. Breathtaking. Soothing. Inspiring. As you watch nature's weather fronts roll in over the San Gabriel Mountains, hawks and crows ride the wind ahead of them. Take the morning sun with your coffee. Watch warm, colorful sunsets while charting the seasonal arc of the sun and the moon. Up here, the city and nature live in harmony. Views like this usually require a far higher address. Here, they come from the Goldilocks zone... Spanish stairs with Saltillo treads accented by hand-painted Talavera-style tile rise to the residence... And every step is a walled garden. Tiered landscaping climbs the hillside in terraced planters, flourishing with roses and lush greenery. Towering palms cascade above the house, and from the dining room, a banana tree fills the window like living art... In this business, the phrase "one of a kind" is overused... Here it is simply accurate...See it for yourself in the marketing video: the hawk, the home and the Boulevard below. Every bird, every scene, recorded here and in the surrounding neighborhood. Untouched. Undisturbed. No stock footage. No AI. What you experience is real...
