About this home

SELLER FINANCING AVAILABLE! Interior was just repainted. A rare opportunity to own an architecturally significant Mid-Century Modern residence at historic Villa del Coronado with financing offered directly by the seller. This extensively updated, approximately 1,300-square-foot, 2-bedroom, 2-bath residence pairs authentic Mid-Century Modern architecture with sophisticated modern improvements. Unit 63 features a comprehensive 2025 kitchen renovation, red oak hardwood flooring, updated bath finishes, upgraded electrical, full-size in-unit laundry, two private patios, custom window coverings, and an open, light-filled floor plan. Originally developed in 1957 by renowned Mid-Century cooperative housing developer Lionel Mayell and listed on the National Register of Historic Places, Villa del Coronado is celebrated for its striking Modernist architecture, expansive garden courtyards, mature landscaping, and resort-inspired atmosphere. Inside, the residence offers an open, loft-like floor plan filled with natural light. Thoughtful modifications enhance the connection and flow between the home's living spaces while preserving the clean architectural lines and character that make these residences so distinctive. Insulated tempered glass doors at both sides of the residence extend the living experience to two private patios and create an effortless connection between indoor and outdoor spaces. The comprehensive 2025 kitchen renovation introduced Electrolux induction cooking, Corian solid-surface counters, tempered glass backsplashes, recessed lighting, an upgraded electrical panel, refinished cabinetry, and a built-in Sub-Zero under-counter refrigerator/freezer. A newly created opening between the kitchen and living room further enhances the home's natural light, functionality, and flow. One of only a handful of residences within the community to feature its own full-size in-unit washer and dryer, Unit 63 combines conveniences rarely found at Villa del Coronado with the architectural character for which the community is known. The residence also includes one garage parking space within a shared two-car garage, with additional designated guest parking available. Owners enjoy two swimming pools, including one heated for year-round use, beautifully maintained landscaped courtyards, expansive lawns and mature shade trees. The monthly HOA fee covers electricity, gas, water, sewer, trash collection, and property taxes, creating exceptional value and simplified ownership. Villa del Coronado is a cooperative community requiring an initial 12 months of owner occupancy. Short-term rentals are not permitted; thereafter, long-term rentals may be permitted with HOA approval, subject to the community's seven-unit rental cap. Cash purchase or seller financing only; traditional mortgage financing is not available. Seller financing available, offering qualified buyers an alternative path to ownership. Terms and conditions to be negotiated with the seller and are subject to seller approval. Ideally situated in the heart of Midtown Phoenix, Villa del Coronado places residents moments from the city's premier cultural and educational institutions, including The Phoenix Theatre Company, Phoenix Art Museum, Heard Museum, the Japanese Friendship Garden, Arizona State University, the ASU Sandra Day O'Connor College of Law, and the University of Arizona College of Medicine-Phoenix. Convenient access to light rail connects residents to downtown Phoenix, where professional sports, concerts, and major events await at the home venues of the Arizona Diamondbacks and Phoenix Suns. Unit 63 offers a rare opportunity to enjoy the architectural pedigree and distinctive lifestyle of one of Phoenix's most treasured historic communities while benefiting from extensive modern improvements designed for today's living.
