About this home

IN ESCROW AND ACCEPTING BACKUP OFFERS for sweeping ocean views, exceptional privacy and the opportunity to create a signature, legacy Laguna Beach estate. Positioned at the end of an elevated, single-loaded cul-de-sac shared by just four homes, this Mystic Hills property commands a rare 22,000 square foot point lot with panoramic 240 degree ocean, whitewater and hillside views. Open sightlines, free of rooftop clutter, place the coastal setting at the center of every possibility. Offered for the first time in more than sixty years, the property pairs an extraordinary location with a compelling head start: the seller secured Design Review Board approval in January 2026 for a major three-level transformation encompassing approximately 6,800 square feet. The existing interior has been stripped, creating a blank canvas for a complete custom renovation. Whether envisioned as a secluded coastal sanctuary or an entertainer's showpiece, the opportunity extends beyond the home itself. It is the combination of land, expansive views, privacy and an intimate cul-de-sac setting that makes this offering so difficult to duplicate-a remarkable foundation for a distinctive coastal residence. All images depicting remodeled or furnished spaces are digitally created illustrations of potential improvements and do not represent the property's current condition. The residence is currently uninhabitable and complete stripped of all fixtures requiring a complete renovation for existing SF or per 6,800 SF expansion plans already approved by the DRB.
