About this home

***cosmetic fixer*** Peaceful, private gated compound on nearly an acre in one of Mentone's quieter residential pockets! Tucked away near the orange groves, surrounded by views of the nearby foothills, and removed from the bustle of the main boulevard, 549 Reservoir Road presents a rare opportunity to own approximately 36,476 square feet of flat, usable land with Multiple Residential (RM) zoning, a sparkling pool, oversized detached workshop/outbuilding, and ample room for RVs, boats, trailers, contractor vehicles, work trucks, equipment, and more. Inside, the home features a traditional and functional floor plan with 3 bedrooms, 2 bathrooms, vaulted ceilings, a charming bay window dining area, and a striking two-sided river rock fireplace that serves as the centerpiece of both the living and dining spaces. An attached garage and spacious living areas provide a solid foundation for future improvements while preserving the home's original character and charm. Outside, the possibilities continue. The backyard is anchored by a sparkling pool, covered patio, outdoor BBQ area, and expansive usable grounds with room to entertain, garden, play, park RVs, boats, trailers, contractor vehicles, work trucks, equipment, or simply enjoy a little extra elbow room. The substantial detached workshop/outbuilding further expands the property's versatility, creating opportunities for hobbies, projects, storage, equipment, or future creative uses. Combined with the gated setting and generous lot size, the property offers a level of space, flexibility, and functionality rarely found in today's market. Whether your vision includes weekend pool parties, a dream workshop, room for toys and equipment, or simply a little more breathing room, the foundation is already here. The home and grounds will require clean-up, repairs, and updating and are being offered in their present condition. Whether you're seeking a private compound, investment opportunity, contractor property, hobby property, fixer with upside potential, or simply room to spread out and create something special, 549 Reservoir Road offers a unique combination of land, privacy, foothill views, and possibility in one of Mentone's most peaceful settings. Investors, contractors, car enthusiasts, RV owners, hobbyists, and buyers searching for usable land will all appreciate the flexibility this unique property provides.
