About this home

A rare opportunity to make a home in the Bay Area for just $199,000. Welcome to Atchison Village, a historic, resident-owned housing cooperative where an unconventional ownership model has helped preserve affordability for generations. This sunny two-bedroom home offers hardwood floors, windows on three sides, and a comfortable, efficient layout with wonderful natural light throughout the day. Outside, a private fenced backyard with a mature lemon tree creates your own garden retreat, while assigned parking adds everyday convenience. Conveniently located close to downtown, Point Richmond, local shops, restaurants, and major freeways for easy commuting. Keller Beach State Park is just two miles away offering a swimming beach, hiking trails, scenic bike rides, and picnic areas by the water. Point Richmond, only one and a half miles away, features a library, post office, and the Richmond Plunge. Built during WWII for Richmond shipyard workers, Atchison Village is a unique garden-style community with a remarkable history and a cooperative model that continues today. Rather than purchasing an individual parcel with a traditional deed, buyers purchase a membership share in the nonprofit Atchison Village Mutual Homes Corporation, providing the exclusive right to occupy their home. The $602 monthly assessment includes property taxes, water, sewer, garbage and cooperative maintenance responsibilities-making ongoing housing costs unusually approachable by Bay Area standards. Because of the cooperative ownership structure, conventional mortgage financing is not available and substantial cash is required. Prospective members are subject to cooperative approval. Two bedrooms, a private backyard and a place to call your own-all at a price point that has nearly disappeared from the Bay Area. *2026 new hot water heater and new heater installed, fresh paint throughout! Furnishings are computer-generated; buyer to verify accuracy/scale.
