About this home

Interest Rate Buy Down may be offered to qualified buyers. Set in the heart of Ventura County avocado country, this exceptional 19.25-acre parcel on Grimes Canyon Road offers a rare blend of agricultural utility, natural beauty, and prime building potential. Approximately 15 acres are planted in productive Hass avocados, complemented by a small section of lemons and mandarins, while a privately planted redwood grove creates a striking and unexpected retreat. The property also features an open-air equestrian mare motel with adjacent flat land, ideal for horse facilities, turnout, or additional ranch uses. Irrigation is served by a shared private well with two neighboring parcels, including a 1/3 interest in the well; per seller, the well pumps approximately 550 gallons per minute. Topography includes a flat hilltop plateau with all-weather road access and multiple potential building sites, each positioned to capture commanding views of surrounding orchards and the Los Padres Mountains. The location offers a peaceful rural setting without sacrificing convenience. Grimes Canyon Road connects directly into Moorpark via State Route 23, while Moorpark also links easily to State Route 118 for access east toward Los Angeles and west through Ventura County. Moorpark is about 11 miles from Camarillo and roughly 50 miles northwest of downtown Los Angeles, making this an appealing opportunity for those seeking a country estate, agricultural investment, or equestrian getaway within reach of the city.
