About this home

At this number, the math finally works in your favor. This is the price that gets you off the rent treadmill and onto your own front step, in one of the last pockets of Orange County where you can still plant a flag without stretching past reason. Ownership does not get much more within reach than this. The Village of Florida is the quiet middle of Black Dirt country, where Route 17A runs past onion fields that stretch flat to the horizon and give you back some room to breathe. You are minutes from the shops and restaurants along Warwick's Main Street, a short drive from the Quaker Creek Store and its legendary sandwiches, and about 60 miles from Manhattan when the city calls you back, with train service into New York on the Port Jervis Line from the Harriman and Tuxedo stations, both roughly 30 minutes away. Life keeps an unhurried pace out here. Neighbors know each other's trucks, the library and the post office are a walk away, and the whole region shows up for the Onion Festival every fall. Set on a third of an acre, the lot hands you far more ground than the price would suggest. There is room for raised beds and tomato cages, a fire pit that earns its keep in October, and a shed already standing for the mower and the tools. The covered porch is where the morning goes slow and the evening lingers, watching the light drop behind the flats the way it only does out here. Inside, single-level living keeps everything within easy reach, warmed through the cold months by natural gas heat and a gas fireplace that takes the edge off a bare January. It is a smaller footprint, honest and uncomplicated, the kind of place you actually settle into rather than rattle around in. And yes, it is ready for your hands. This is a home to make your own one weekend at a time, where the finishes will be yours because you chose them and not because someone flipped it before you walked in. Every hour you put in comes back as equity that genuinely belongs to you. Buying in at this number, in this village, with this much land under you, is the kind of opening the market rarely hands out. Come see what it could be. It has been waiting for someone who can picture it.
