About this home

Large acreage recreation property with hunting cabin, views, fields, timber, trail network, 2 ponds and a lake. If you have been looking for the ultimate outdoor recreation property, this has it all, from excellent hunting to a lake for fishing! Sitting on a very quiet country road near the Vermont border, the cabin overlooks several fields and the lake to the South. The charming 1,428 sq.' cabin features 4 bedrooms and 1 full bath with rustic character throughout from exposed beams to hardwood floors. The spacious dining room is the perfect place to gather with family. French doors open to the living room where a fireplace is the centerpiece of the room. The cabin also features 2 woodstoves providing additional warmth when the seasons turn to winter. There is a small private deck on the back of the house. The 2-car garage is perfect for storing ATV's, tractors or other equipment. A trail network that runs throughout the property and provides miles and miles of trails for hiking, ATV's or horseback riding. Hunters and Outdoorsman take notice, this property sets up for the ultimate outdoor recreation property. Clover fields, dense cover, excellent browse. The trails provide incredible access to all points of the property and there are numerous locations that are perfect for tree stands or box blinds. Secluded fields on the edge of bedding allow for the set up on inside corners with excellent stand options to take advantage of various winds. Deer and turkey were witnessed throughout the property while taking photos. Heavily worn, trails, beds, and rubs show consistent use. In total there are roughly 15+/- acres of tillable acreage that are currently in hay production with clover present throughout. There are another 5 acres that are slightly overgrown but could be cleared for additional fields, pastures or food plots. The timber on the property is a mixture of hard and softwoods with a high concentration of both Red and White Oaks which produce plentiful acorns in high production years. Acorns are an excellent source of protein and highly sought after by deer, turkey and other wildlife. The property lies on both sides of the road with the cabin is on the North side. This portion has not had a timber harvest and there is a considerable amount of marketable timber value. Heading up the hill from the house there are several secluded fields with multiple wild apple trees. There is a very nice pond just beyond the first field to the North. From the road the elevation rises uphill to the north reaching the highest point on the property at roughly 808'. Stands of mature oak trees give way to pockets of white pine and hemlock. The South side of the road has numerous fields that border the lake and the other pond. Large white pines frame the lake. The lake has an estimated depth of 8-10' and is fed from a natural spring. Enjoy canoeing, kayaking and fishing. From the road the elevation slopes downhill gently to the south before rising back uphill to another hill on the southeast corner of the property. This section of the property had a selective timber harvest 5+/- years ago which opened up the canopy and has led to an explosion of growth creating dense cover and excellent browse. Raspberry and Blackberry bushes are plentiful and provide additional browse. The property is located in WMU 5T of the Southern Zone for hunting. The hunting, fishing and outdoor recreation opportunities are endless. Contact me today for more information or to schedule your own private showing.
