About this home

Come up the walk on an October afternoon and the whole yard is gold under that big tree. There are 0.28 acres here, flat and open, and all of it is yours, which is more ground than most addresses in this city ever come with. It is the kind of yard that ends up deciding how you spend your weekends. The best seat for all of it is the covered porch across the front. It sits deep on stone piers set in 1924, tucked far enough back that weather never reaches you, and it looks out over the full width of the lawn. On a January night you stand out there a minute before you go in. In the warm months you stop going in at all. The rooms are bright and newly painted, and the windows carry light through the downstairs all afternoon. One of the three bedrooms is on the main floor, which means there is always somewhere to put the person who stayed too late to drive home. That sounds like a small thing until the first time it happens, and then it turns into the reason people keep coming back. The other two are upstairs beneath the pitch of the roof, windows looking out level with the branches, and the quiet up there is the real kind. The basement stretches nearly 23 feet underneath, swept, lit, and unfinished with every option still open. For now it holds the shovels and the bikes. Later it is a shop, a studio, a room with a door you can shut and make noise behind. That square footage is already yours, and nothing about it has to be decided this year. Ownership stays uncomplicated. Natural gas baseboard heat carries this place through February, and public water and sewer mean the only utilities you manage are the ones that arrive by mail. The interior has been painted and the cabinets redone, so nothing stands between you and moving in. The city gives you somewhere to be on a cold night. The Paramount Theatre on South Street books films, concerts and comedy all winter, near enough that a weeknight show stops being a production. Dinner at Oak & Reed on North Street quits being an occasion once it is this close. Thrall Library on Depot Street lends passes to Storm King, DIA Beacon and Bethel Woods, which turns a gray Saturday into a day trip for the price of the drive. Outside keeps going too. Watts Memorial Park is about a mile up Wisner Avenue, and Fancher-Davidge on the west side has walking trails, a disc golf course and the pool once it warms up. Eastern States Weekend fills the Speedway on Wisner every October, 2 miles from here. When the market returns in June it sets up Saturdays, 8 to 1, at Erie Way Park on Union Street, 5 minutes out. For the days you want to leave, the Middletown station on the NJ Transit Port Jervis Line runs to Hoboken and Penn Station, Route 17 and I-84 are a few minutes away, and Manhattan is 70 miles east. The reason this house still feels solid under your feet is not luck. It went up in 1924 and has had the same owners ever since, and in a hundred years nobody walked away and left the next person to sort it out. It was maintained, season after season, by people who expected to be standing here the following winter. You cannot buy that with a renovation budget and you cannot add it on later. It shows in the square corners, the level stonework, the straight line of that roof against the sky. It has been brought a hundred years in good condition, and what it wants now is somebody to take it forward. It has earned a second century. You get to start it.
