About this home

A Rare Waterfront Opportunity in Riva - 2900 Marlin Drive Opportunities like this are increasingly difficult to find. Situated on approximately 1.58 acres in sought-after Riva, Maryland, 2900 Marlin Drive offers an exceptional combination of acreage, waterfront presence, privacy, and redevelopment potential - anchored by an existing approximately 3,546-square-foot residence whose established location on the property represents one of its most significant assets. Offered at $625,000 and sold strictly AS-IS, this is not a conventional move-in-ready home. It is an opportunity for the buyer who can see beyond its current condition and recognize the value of the land, setting, waterfront frontage, existing improvements, and the possibilities presented by a substantial structure already positioned on this unique Chesapeake Bay-area property. The property is located within the Chesapeake Bay Critical Area, making the existing homesite particularly noteworthy. Current environmental and development regulations significantly restrict new construction and disturbance within protected shoreline areas. As a result, the presence and placement of the existing residence may offer opportunities that would be difficult - or potentially impossible - to duplicate with new construction today. Buyers should independently investigate all applicable Critical Area, zoning, floodplain, building, environmental, shoreline, and permitting requirements as part of their due diligence. For the visionary homeowner, renovator, builder, or investor, the property presents an extraordinary canvas. Imagine transforming the existing residence into a distinctive waterfront retreat tailored to today's lifestyle while preserving the character, privacy, and natural surroundings that make this location so special. The generous acreage provides separation from neighboring properties, mature vegetation creates a private setting, and the proximity to the water delivers the type of lifestyle for which the Annapolis and Riva areas are so highly regarded. The existing residence is in need of substantial renovation and buyers should anticipate significant rehabilitation. The property may also require environmental remediation, structural evaluation, and additional investigation regarding existing systems and site conditions. Seller will make no repairs or improvements, and the property is being conveyed in its present condition. For that reason, this property is best suited for cash purchasers, experienced renovation buyers, investors, builders, or buyers utilizing an appropriate renovation-financing program who understand that the true opportunity lies not in what the property is today, but in what this extraordinary site may become. And location matters. Riva offers a coveted Anne Arundel County lifestyle with convenient access to Annapolis, the South River, the Chesapeake Bay, Route 50, Washington, D.C., Baltimore, and the broader Baltimore-Washington corridor, while retaining the relaxed character and natural beauty associated with waterfront living. The value proposition at 2900 Marlin Drive is difficult to replicate: approximately 1.58 acres, waterfront appeal, an established 3,546-square-foot residence, privacy, and a homesite whose existing position may carry meaningful value under today's more restrictive development standards. This is a property for a buyer with vision. Renovate. Reimagine. Restore. Bring your architect, contractor, engineer, and imagination - and explore the possibilities of creating something truly exceptional on this remarkable Riva property.
