About this home

Own a piece of Union Square history! For sale is the historic William A. Criswell Carriage House located at 1716 Lemmon Street. This sale includes 2 additional parcels: 1714 Lemmon and 1718 Lemmon. This operation is believed to have once provided the majority of the ice cream to West Baltimore! The package of properties has over 50 linear feet of property fronting Lemmon Street. The 2 story carriage house has valid Use and Occupancy permit as a garage. Plenty of off street parking with 1714 Lemmon having a curb cut and paved parking pad while 1718 Lemmon has similar but with a parking area made of historic brick pavers. The structure is secured with modern steel framed doors. While currently used as a garage, the zoning allows potential residential use on all parcels. Perhaps an artist's loft with off street parking and an extensive garden--the land has tremendous potential! Area is very close to downtown and convenient to major highways heading south. There's millions of dollars of renovations happening (20 vacant properties!) just around the corner on Fulton Ave through the Bon Secours Community Works program. Don't miss the historic newspaper articles referencing these Lemmon Street properties used as stables/storage for teams of Ice Cream delivering mule-drawn wagons! Interior dimensions of the building are approximately 28'9" deep by 11'8" wide. Approximately 694sq feet of unfinished space in carriage house structure. The distance in the backyard from rear of building to fence is approximately 32'. The rough opening of the ground level door facing the 1718 Lemmon is about 48" wide. The rough opening of the large carriage house doors fronting Lemmon is about 9'1" wide. The buyer assumes all responsibility for confirming boundaries and is advised to engage a licensed surveyor to establish exact property limits.
