About this home

Set one block from the beach in Highlands, 9 Fifth Street is a cleared, fully approved 46 x 64 homesite with plans in place for a three-story luxury new construction residence. Borough approvals and building plans are complete, and a deposit has already been placed with the prefabrication company, positioning the project well past the longest stretch of the development process. The planned residence spans approximately 2,190 square feet across three levels, anchored by a first-floor garage and an open-concept main living level. Four bedrooms and two and a half baths complete the program, and multiple exterior decks are positioned to take in the water views. A 541-square-foot fourth-level loft option, complete with its own deck, can be converted to additional living space, bringing the total to more than 2,700 square feet. Across the decks and patios, the plans deliver 462 square feet of exterior living space, a defining feature for a home this close to the water. All plans and surveys are on file and available upon request. Highlands pairs small-town shoreline living with a direct line to the city. The beach is a one-block walk, Sandy Hook is minutes away, and the Seastreak ferry provides service from Highlands to Manhattan in about an hour. A short drive away, Netflix's roughly $1 billion studio campus at Fort Monmouth is under construction, with its first stages expected to open in 2027. The local dining scene is a standout. Bahrs Landing has been serving seafood at the entrance to Sandy Hook since 1917, with the more casual Moby's Lobster Deck next door. Proving Ground Waterfront Dining, the riverside patio at Inlet Cafe, Chilangos, and Off The Hook round out the options. Mornings start at Bay Ave Bakery & Cafe, Highlands Cafe, or Farmacie by the French Market, all along Bay Avenue. This property represents a rare chance to build new, one block from the beach, with the hardest work already done.
