Deposit: $15,000 Discover 8.15 acres on Peach Tree Road in Dickerson, surrounded by the rolling farmland, wooded landscapes, and open countryside that define western Montgomery County. The property is currently identified as vacant land with agricultural use and sits in the county's Agricultural Reserve (AR) zone, offering a rare opportunity to own substantial acreage in an area intentionally protected from dense development. Nearby farms, orchards, and country properties create a peaceful setting where the landscape feels far removed from the pace of the Washington, D.C. suburbs. The location puts you close to some of western Montgomery County's most recognizable destinations. Kingsbury's Orchard is immediately nearby, while Sugarloaf Mountain and its hiking trails are roughly 7-10 miles away. Poolesville is approximately 4 miles away, Dickerson is about 6 miles, and Frederick is roughly 20 miles. Washington, D.C. is approximately 40-45 miles away, while the Dickerson MARC station is about 6 miles from the property, providing rail access toward Washington. What makes this property particularly interesting is the long-term planning behind the area. Montgomery County's 93,000-acre Agricultural Reserve was created to preserve farmland, open space, and rural communities such as Dickerson and Poolesville. County planning continues to emphasize agriculture and rural preservation rather than dense suburban expansion. The AR zoning framework generally limits residential development to one dwelling unit per 25 acres, although individual lots can be smaller under specific circumstances. For the right buyer, this is less about conventional subdivision potential and more about owning a unique piece of protected Montgomery County countryside. The property is listed as AR-zoned, so buyers should independently verify development rights, subdivision history, agricultural restrictions, easements, well and septic feasibility, access, and any conservation or development-rights encumbrances before purchasing. With its acreage, rural surroundings, and proximity to the D.C. region, it offers the feeling of having space to breathe without giving up access to major metropolitan amenities.
