This detached single-family home has sustained significant fire damage and is **not currently habitable**. The property requires substantial reconstruction, with the extent of work to be determined by the buyer, contractor, architect, and other qualified professionals. Buyers should anticipate a major renovation or potential new-construction/rebuild project and are encouraged to conduct thorough due diligence before proceeding. **IMPORTANT PROPERTY CONDITION NOTICE:** The interior and exterior may contain hazardous or unsafe conditions as a result of the fire and subsequent damage. **Entry is strictly at the buyer's own risk. Buyers and their agents should exercise extreme caution when accessing the property. Buyer assumes all risks and liability associated with entering and inspecting the property.** Seller makes no representations regarding the condition, structural integrity, habitability, or suitability of the property for renovation or reconstruction. Buyers should rely on their own inspections and professional evaluations. The property is a detached single-family residence with a driveway, backyard space, and additional street parking. Beyond the immediate property, the location offers access to the ongoing investment and redevelopment occurring throughout Northeast DC and the Deanwood area. Deanwood is served by nearby Metrorail, including the **Deanwood and Minnesota Avenue stations**, providing access to the broader DC region. WMATA has also selected a development team for a future mixed-use project at Deanwood Metro Station that is planned to include new residential and retail space, along with a new DC Public Library. The surrounding area also offers neighborhood amenities, green space, and dining options, including Marvin Gaye Park and The Strand DC on Nannie Helen Burroughs Avenue. One of the most significant future catalysts for the broader area is the planned redevelopment of the **180-acre RFK Campus**, which is envisioned to include a new Washington Commanders stadium along with housing, hotels, retail, restaurants, entertainment, parks, recreation, and improved connections to the Anacostia waterfront. The District transmitted the RFK Campus Master Plan to the DC Council on September 24, 2026, with Council review and a vote expected later this year. **This property is being offered as a substantial redevelopment opportunity and is not suitable for a buyer seeking a move-in-ready home.
