About this home

1635 WEST VIRGINIA AVE NE: RARE 3.0% VA ASSUMABLE FINANCING ON A BRICK 4-PLEX. An extraordinary acquisition opportunity in today's rate climate, the seller is open to a loan assumption of their existing VA mortgage featuring an unbeatable 3.000% fixed interest rate with an unpaid principal balance of approximately $849,670. Available to both veteran and civilian buyers upon loan servicer approval, assuming this low-rate note provides massive structural debt savings-saving roughly $15,000 to $20,000+ per year in financing costs compared to originating new debt at current prevailing interest rates, while allocating over $2,000 per month directly toward loan principal reduction. Buyer to bring cash or subordinate financing to bridge the equity gap between the assumable balance and the purchase price. The building is configured as four functional units, highlighted by two (2) fully renovated 2-bedroom units (unit 1&3) delivered vacant for immediate owner-occupancy or market-rate lease-up, alongside two Occupied (2) occupied 1-bedroom. The updated units feature refinished hardwood floors, recessed lighting, modern ceiling fans, and renovated kitchens equipped with white shaker cabinetry, tile backsplashes, granite countertops, and full stainless steel appliance packages including gas cooking and dishwashers. An owner-occupant can move into a pristine 2-bedroom home on Day 1, lock in generational 3.0% debt, and utilize the existing and incoming tenant revenue to directly subsidize their monthly housing costs, while portfolio investors can place market or voucher tenants in the vacant units to immediately maximize gross yields.
