About this home

Opportunity awaits at 200 Desiderata in Smithville, Texas. Situated on just under 2 acres backing directly to Cedar Creek, this unique property offers privacy, natural beauty, and significant redevelopment potential. Surrounded by more than 60 acres of HOA-owned land, the setting feels far larger than the acreage alone. The existing structure is unfinished and may be best suited for substantial renovation or redevelopment. However, valuable improvements already exist, including approximately 1,100 square feet of usable slab foundation, approximately 300 square feet of pier-and-beam foundation, three RV hookups, and three storage buildings, including one situated on a concrete slab. Water service is provided through a shared HOA well. Whether you're looking to build a custom residence, create a weekend retreat, establish a base camp for RV living, or invest in a unique creekside property, the groundwork has already been started. Enjoy mature trees, abundant wildlife, and direct access to the peaceful Cedar Creek corridor, all while remaining within easy reach of Smithville, Bastrop, and Austin. Estate sale. Buyer to independently verify restrictions, utilities, HOA information, and intended use. Deed restrictions available.
