About this home

This is a Sweet, Fertile, Wildlife Rich Oasis with 20 Ag Exempt acres and a fully remodeled/ basically new 3 Bed 2 Bath Barndo. It has it all....giant oak trees, great views, a big set of pipe cattle pens (probably worth $20k-$30k), tons of wildlife, arrowheads, fully fenced and excellent grazing. Located in the secluded, gated "Ranches of Indian Springs" where light deed restrictions keep your ranch protected and provides you with a peaceful, relaxing paradise. The North end of the barndo is a covered RV spot with full hookups already in place. Just a few miles from the laid-back community of Priddy, TX (pop. 92) where the local cafe, tire shop, and feed store take you back in time to a simpler time. It's located in Hamilton and Mills Counties but has a Comanche address. The towns of Hamilton, Comanche, and Goldthwaite are all about 20 minutes away. This is in the heart of rural Central TX. Wildlife There has been numerous deer on the place daily as well as turkey and quail. Hunting is allowed and I guarantee you will have deer in the yard if you put up a corn feeder. I poured 20lbs of corn on the ground and had 11 deer on camera the next day even during the construction period of the barndo. The turkeys were gobbling all spring, and the hens were laying eggs in the back field. Livestock Excellent place for horses and cows currently, and with a few more strands of wire it would be great for sheep. The cattle pens already have 4-5 separate pens that are sheep and goat proof and one even has a chicken coop set up. This could be a horseman's paradise with basically zero rocks on the 3/4 of the place. There's room for an arena and plenty of grazing. The back 8-10 acres is a B-dahl field that can be grazed or cut for hay. Views The front corner of the place is a huge hill with 360 views for miles and the barndo has epic views of the back pasture. It's just screaming for an outdoor kitchen and firepit. For any questions or to come see the place don't hesitate to call or text me. Must call or text for the gate code. I can text or email the deed restrictions and survey as needed. The HOA has a small annual assessment to maintain the entrance and road but it is only a few hundred dollars a year. The owner is a licensed Texas real estate agent and a semi-professional breakdancer.
