About this home

If you've been dreaming about a place in the country where you can build a home, keep a few animals, watch cattle graze, or simply enjoy having more room around you, this 15+ acre tract in the Swiss Alp area of Fayette County gives you a beautiful place to start. The land is predominantly open and usable, with gently rolling terrain and mature live oaks scattered across the property, offering shade and character without sacrificing the pasture you've been looking for. A pond adds another dimension to the property, complete with an impressive mature tree along its edge that feels like the kind of place where you'll want to sit awhile and watch the day wind down. And while this is unimproved acreage, you aren't starting completely from scratch. Three sides are already fenced, and a Fayette Water Supply meter is installed and assigned to the property, with Fayette Electric Cooperative providing electric service nearby. The property is currently used for cattle grazing and hay production and receives an agricultural valuation, and if you're dreaming of country life but aren't quite ready to figure out the agricultural side on day one, the sellers are open to discussing continued cattle grazing after closing. Buyers should independently verify requirements for continuation of the agricultural valuation. With no residence or significant structures currently on the property, you get to decide where the house goes, which view becomes yours, and what this place looks like in the years ahead. Recorded restrictions allow single-family residential, agricultural, and recreational uses, with a 1,500-square-foot minimum total area for a residence, exclusive of porches, garages, and carports. Located on Roitsch Road with a Schulenburg address, roughly halfway between La Grange and Schulenburg, this is a chance to create your own place in the country with the land, pond, fencing, water, and beautiful trees already waiting for you.
