About this home

An extraordinary opportunity in one of Long Island's most prestigious enclaves. This 12.9 -acre offering presents the approved four lot subdivision - four exceptionally spacious multi-acre lots, each with access from Cedar Lane and with very generous building footprints, with room for all a homeowner can imagine and create. Each lot offers a generous property for building: Lot 1 is 3.16 Acres, Lot 2 is 3.67 Acres, Lot 3 is 3.3 acres & lot 4 is 2.7 acres . Two of the four lots share over 450 feet of direct waterfront with sweeping views toward the New York City skyline. A third lot enjoys water views over Manhasset Bay and Long Island Sound, perfectly positioned to capture sunset after sunset. Elevations of 40-45 feet enhance both the vistas and the sense of serenity throughout the property. Secluded and remarkably private, 25 Hicks Lane sits within the storied fabric of Sands Point - long regarded as one of the North Shore's most exclusive addresses. For a buyer with a grander vision, the subdivision may be abandoned in favor of a single, expansive, legacy estate - offering grounds on a scale rarely available on the North Shore today. Whether developed as four distinguished multi-acre residences or preserved as one singular estate, this is a rare chance to create something truly unique: an exclusive property in a class of its own.
