About this home

22 East 94th Street is an exceptional Beaux-Arts townhouse situated on a beautiful, tree-lined block between Fifth and Madison Avenues, only steps from Central Park. Built as part of a row of four neighboring townhouses, the residence combines the architectural presence of a historic Upper East Side home with the infrastructure and comforts of a modern residence. Behind its original Beaux-Arts facade is a house that was essentially created anew. During an extensive two-year reconstruction, the interior was taken down to the brick party walls and comprehensively rebuilt. New structural floor systems were introduced along with plumbing, electrical, security, communications and HVAC systems. A substantial elevator was incorporated into the house, and new flues and ventilation were installed to support eight working fireplaces. The redesign was conceived around light, volume and ease of living. The former rear extension was removed, allowing for a larger private garden while bringing considerably more natural light into the interiors. At the center of the home, an elegant staircase rises beneath a skylight at the roof. Its custom railing, influenced by French design of the 1930s, provides a striking architectural focal point and visually connects the principal floors. While the reconstruction was extensive, select pieces of the original townhouse were deliberately retained. A mosaic floor welcomes guests in the entrance vestibule, stained glass was incorporated into the dining room, and antique stone sinks appear in several locations. These details provide reminders of the home's history within an otherwise completely reimagined residence. The entertaining rooms unfold across the second and third floors. Generously proportioned living and dining rooms occupy the second floor, while the floor above offers a study and den. The arrangement works beautifully for everyday living yet has the scale to accommodate significant entertaining, with gatherings of as many as 300 guests having been hosted in the home. The third-floor rooms also provide considerable flexibility and may be configured as one or two large bedrooms. A private primary suite occupies the fourth floor, creating a peaceful retreat removed from the principal entertaining areas. The suite includes a sun-filled bedroom, a generously proportioned dressing room and a beautifully finished bathroom. The fifth floor offers another bedroom with an en-suite bath together with a gym and office. Both additional rooms can readily serve as bedrooms, providing flexibility for family, guests, staff or home offices, with another full bathroom conveniently located off the landing. Materials and finishes were selected with exceptional attention to detail. White oak flooring runs throughout the residence, complemented by Venetian plaster walls that amplify the natural light. No two fireplaces are treated alike, with each of the eight featuring its own distinctive marble mantel and surround. Individual stone selections distinguish the bathrooms, including stone tub enclosures and intricately assembled mosaic flooring in two baths. Custom hardware was created for numerous elements of the house, from substantial sliding doors to cabinetry. The same level of consideration extends to the home's systems and everyday comforts. Radiant heat serves the entrance, kitchen and three full bathrooms. Lutron lighting and Crestron controls are integrated throughout, and individual HVAC units allow temperatures to be controlled room by room. The mechanical systems have been carefully maintained. With its historic facade, beautifully conceived interiors, private garden, elevator, eight working fireplaces and thoroughly modern infrastructure, 22 East 94th Street offers the character of a classic Upper East Side townhouse without the compromises often associated with an older home. Its combination of architectural distinction, generous entertaining spaces, private living quarters and remarkable proximity to Ce
