Positioned just off the square in downtown Comanche, this iconic three-story building offers a rare opportunity to create a landmark mixed-use property or distinctive boutique hotel in one of Central Texas' most charming small towns. The ground level features three retail spaces, ideal for boutiques, cafes, a hotel lobby, restaurant concept, or service businesses that could complement a hospitality-focused redevelopment. A cornerstone laid by local Masonic lodges in 1909 highlights the building's historic character and adds the kind of story and charm that can set a boutique hotel apart. The downtown square offers nightlife, local shopping, diverse dining, and new wineries and businesses that continue to strengthen the area's appeal. The second floor includes seven efficiency-type apartments, providing a strong foundation for guest suites, extended-stay accommodations, long-term rentals, or workforce housing. The third floor features a large, natural light-filled ballroom-style space with separate access, creating potential for an event venue, lounge, private club, co-working space, or signature hotel amenity. This level also includes an apartment with town views, ideal for an upscale bridal suite, owner's quarters, or executive rental. Ready for renovation, the building offers a blank canvas with multiple potential income streams from lodging, retail, residential, food and beverage, events, and specialty uses. Great opportunity to transform this historic downtown property into a boutique hospitality destination, mixed-use investment, or cornerstone redevelopment.
