About this home

A rare opportunity to build in the heart of Piedmont. Vacant land almost never comes to market here, and this 9,883 sq ft (approx. 0.23 acre) parcel on Hazel Lane, zoned A for single-family residential, offers the chance to design a custom residence from the ground up. The wooded, gently downhill setting provides privacy and a natural canopy, with established homes on either side and a quiet, tree-lined street out front. From the steps leading down to the site you can see Lake Merritt, and the proposed architectural plans frame a view of the Salesforce Tower from the kitchen. Much of the groundwork is already done. Topographical, architectural, geotechnical and hydrology reports have been completed, along with a survey, and a substantially complete set of planning documents was previously prepared, giving a buyer a meaningful head start on design. The location is exceptional: central Piedmont, a short walking distance from Piedmont High School, Piedmont Middle School, and downtown Piedmont, with easy access to neighborhood shops and dining and quick routes to Highways 13, 24 and 580. Buyer to investigate utilities, buildability, setbacks and all permitting requirements with the City of Piedmont and the County of Alameda.
