About this home

PRICE REDUCED** Unique and rare opportunity to obtain this 98 ACRE+- farm property just north of Smyrna in the Townsend area, that has been in the family since 1894, consisting of wooded (with some potential wetlands) & tillable acres, 2 parcels: 151 Anchor Inn Rd. (Parcel # approx. 98+- acres ), and adjacent property at 155 Anchor Inn Rd. (Parcel #) approx. .37+- acres. Farm has approx. 935'+- frontage on US 13, and 975'+- on Anchor Inn Rd. Perhaps you can help with Delaware's housing shortage. New Castle County planning has indicated that a process is available for potential development of a major subdivision - *subject to a site capacity calculation, zoning certification, planning criteria, process requirements, and County Council approval. A minor subdivision is available "by right" creating 4 parcels from the 98+- acre parcel. Do your own due diligence for any development plans. Absolutely NO TRESPASSING without a Confirmed APPOINTMENT. LISTING AGENT MUST BE PRESENT FOR ALL SHOWINGS. For several years in addition to being farmed, the property has been home of a turn key recreational paintball business (Maple Shade Farm Paintball) - operation and supplies could be available / negotiable for an interested buyer. New Castle County taxes online for this parcel were originally INCORRECTLY billed at an absurd rate - Seller has paid the correct taxes amount and the county has provided a letter of proof acknowledging that the tax billing was due to a Tyler Technologies error in the recent reassessment. The taxes paid in full 2025 were $1,999.68.
