About this home

Unique opportunity to purchase one of the most iconic architectural gems in Llano! Spectacular views of the historic Llano River bridge and city lake, unlike any other commercial property in Llano. Property is adjacent to Badu Park with public Llano River access and is part of the master plan for tremendous future improvements by the Llano Parks Project. Originally constructed around 1903 by the Nullmeyer family, who owned the property for approximately 92 years, it later became the popular Llaneaux Seafood House. The main floor features 3 rooms and 2 bathrooms, plus the kitchen that was added on for the restaurant. Upstairs is a cupola with windows overlooking the City of Llano, rumored to have been used as a painting studio by the original owner. Downstairs is an additional two rooms. The current owners have brought life back to the property with recent updates, including new plumbing, paint inside and out, and new HVAC system and ductwork. Outdoors, a wonderful wide porch and patio area (large enough for live music) are perfect for river viewing and relaxation. Zoned commercial, potential use for the property is endless - it would be a wonderful restaurant, wine or beer tasting room, coffee shop, B&B, or any other commercial use. It's not hard to fall in love with this great property! The historic small town of Llano is hot - don't let this opportunity get away!
