About this home

Rare 15-Acre Highway Commercial & Residential Development Opportunity on Route 15An exceptional opportunity to acquire approximately 15 acres along the highly traveled Route 15 corridor in Lafayette Township, offering a unique combination of Highway Commercial and residential zoning, substantial road frontage, and existing income. The property features approximately 690 feet of frontage on Route 15 plus an additional 958 feet along Statesville Quarry Road, providing outstanding visibility and access potential. Approximately 5 acres are zoned Highway Commercial, while the remaining 10 acres are zoned for 5-acre residential use, creating multiple possibilities for commercial development, investment, residential subdivision, or a combination of uses, subject to municipal approvals.Adding immediate value is an existing Lamar Advertising billboard lease generating annual income, with contractual annual increases. The billboard has maintained a presence at the property for approximately 60 years and provides income from day one while a buyer holds, plans, or pursues approvals for the property. With nearly 1,650 feet of combined road frontage, established highway exposure, dual zoning, and income already in place, this is a distinctive offering in a market where comparable large development parcels are increasingly difficult to find.Ideal for developers, investors, commercial users, builders, or buyers seeking a long-term land investment with multiple potential paths forward.172 Route 15, Lafayette, NJ Block 18, Lot 14.02
