About this home

Some properties offer land. This one offers a legacy. Situated on Tapatia Road within the gated community of The Ranch at Sky Mesa, this breathtaking 5.60-acre parcel is unlike anything else on the market in Southwestern Riverside County. Dramatic, large-scale natural granite boulder formations - sculptural, colored, and ancient - are distributed across the property in a way that most architects only encounter in their imagination. These aren't rocks on a lot. They are the bones of a one-of-a-kind estate waiting to be designed around them. The proof is already standing next door. A stunning custom estate on the adjacent parcel has incorporated the granite formations directly into its architecture, with mature landscaping, solar integration, and a graceful curved driveway that works with the natural terrain rather than against it. It is a living blueprint for what this land can become. Direct frontage on paved Road provides immediate access to the interior, where a natural flat zone between the boulder clusters offers an ideal home site and driveway approach. At approximately 2,500 feet elevation, the parcel opens to sweeping panoramic views of the snow-capped peaks of San Gorgonio and San Jacinto, and sparkling city lights stretching across the valley below. With minimal light pollution, the eastern skyline delivers spectacular stargazing and breathtaking mountain sunrises. The Ranch at Sky Mesa is a private, monitored-gate community of just 77 estate-sized parcels across 500 acres, with paved roads and underground utilities including electricity and water (EMWD). A community equestrian arena and high-tech security camera system complete the infrastructure. Architectural standards protect your investment, with a minimum of 2,800 sq. ft. for a custom home and a 3-car garage required. Accessible via Ramona Expressway, Highway 74, and Interstate 215, you're connected to shopping, dining, and major employment centers while living in genuine seclusion. The region offers exceptional outdoor recreation - from boating and fishing at Lake Perris State Recreation Area and Diamond Valley Lake, to the San Jacinto Wildlife Area, one of Southern California's premier destinations for wildlife photography and birdwatching, renowned for its rare and migratory species. The South Perris Metrolink Station is approximately ten miles away, and Perris Valley Airport (L65) offers private aviation access. Opportunities like this are not built. They are discovered.
