About this home

Built in 1849 and offered for the first time in 50 years, 2 Perry Street presents a rare opportunity to own a historic townhouse on one of the West Village's most coveted streets. Rich in character and possibility, this four-story residence offers the scale, architectural detail, and flexibility to create an exceptional single-family home in the heart of one of Manhattan's most iconic neighborhoods. From the moment one approaches this landmarked townhouse, its beauty and remarkably preserved exterior make an immediate impression. A classic stoop rises to an elegant brick facade in impeccable condition, framed by beautiful iron railings and fencing that add to the home's historic character. Generously proportioned windows and a distinctive entry door with two speakeasy windows complete the facade-architectural details that give the house its unmistakable West Village presence. Currently configured as a two-family residence, the townhouse comprises a gracious owner's triplex and a separate garden-level one-bedroom duplex. The owner's residence features a library on the parlor floor and a dramatic full-floor living and dining level above, with the kitchen thoughtfully set to the side. Soaring 11.5-foot ceilings give the parlor floor exceptional volume, while approximately 10-foot ceilings continue the sense of scale on the second floor. An elegant curved staircase connects the levels and adds another distinctive architectural element to the home. Two bedrooms occupy the third floor. The separate duplex offers an eat-in kitchen and living room on the garden level, with a bedroom and bath above-ideal for guests, extended family, staff, or continued use as an independent residence. Above it all, a planted rooftop deck creates a private retreat with open views stretching both uptown and downtown-a remarkable vantage point above the intimate streetscape of the West Village. The townhouse also includes a basement with nearly 10-foot ceilings , an unusual and valuable addition that offers the potential for a recreation room, den, gym, wine cellar, or other ancillary living space. For those envisioning a transformation, architectural drawings have been developed by the award-winning firm, JK Neukomm Architecture, for the conversion of the property into a single-family residence, providing an inspired starting point for the townhouse's next chapter. Set on sought-after Perry Street , surrounded by the tree-lined streets, historic architecture, restaurants, cafes, boutiques, and singular charm that define the West Village, 2 Perry Street is more than a residence-it is an opportunity to reimagine a piece of New York history. A historic West Village townhouse, available for the first time in half a century and ready for its next generation of ownership.
