About this home

31 West 9th Street - Historic Gold Coast Townhouse Prime Greenwich Village | Lower Fifth Avenue Just a block from Washington Square Park, this historic townhouse sits on one of Greenwich Village's most charming and quietly distinguished blocks. West 9th Street earns its Gold Coast nickname - Victorian-style street lamps, seasonal plantings, and beautifully preserved architecture create an atmosphere that is rare in Manhattan. An active block association has long protected the block's character, keeping it peaceful, maintained, and timeless. Currently configured with seven professional offices, four residential studios, and an owner's penthouse at the top, the building generates $472,992 in gross annual income - a strong return in one of the city's most enduring neighborhoods. For the right owner, the property also presents a compelling opportunity to convert into a grand single-family townhouse, one of the most scarce and sought-after possibilities in downtown Manhattan. Whether you're an investor seeking stable income or a buyer dreaming of a Village townhouse to call home, 31 West 9th Street offers the flexibility, the history, and the location to make either vision a reality.
