About this home

Mountain View Ranch offers a remarkable 272-acre opportunity just 15 minutes west of Llano, one hour from Fredericksburg, and 50 minutes from Horseshoe Bay. With 2,780 feet of county road frontage and paved access via Valley Springs Rd, the property is easy to reach. The ranch features gently rolling terrain with stunning views of Live Oaks and Post Oaks, striking granite outcroppings, an attractive stock pond, and seasonal tanks. Recently added crushed granite gravel roads provide convenient access throughout. Nestled within the landscape is a contemporary Stella Domo tiny home - a cozy 764 sq ft with one bedroom and one bath. Designed for low-maintenance, efficient living, it offers modern interiors and sweeping ranch views. A generator currently provides power, and the sellers are offering an allowance toward the installation of a solar system and water holding tank - an outstanding opportunity to complete a fully off-grid retreat tailored to your needs. Scenic draws and cleared native underbrush have created excellent pastures and rangeland, perfect for both wildlife and cattle. The property is high fenced on three sides, with the neighboring landowner interested in fencing the fourth side. A recently drilled water well, completed to a productive aquifer at approximately 40 GPM, is scheduled for completion - a strong long-term water source supporting the ranch's off-grid capabilities. Llano is known as the Deer Hunting Capital of Texas, making this ranch ideal for hunting in the Hill Country. Common wildlife includes Whitetail Deer, Rio-Grande Turkey, Wild Boar, Bobcat, Red & Grey Fox, Ring-Tailed Cat, Raccoons, Armadillo, and Red-Tailed Hawk. With much of the ranch remaining untouched, the new owner can create their vision while enjoying the flexibility to enhance this self-sufficient, off-grid lifestyle.
