About this home

Mountain View Ranch spans 272 acres just 15 minutes west of Llano, approximately one hour from Fredericksburg and 50 minutes from Horseshoe Bay. The property offers 2,780 feet of county road frontage with paved access from Valley Springs Road with a 1/1 tiny home; LAND & TERRAIN: Gently rolling terrain is complemented by Live Oaks and Post Oaks, granite outcroppings, a stock pond and several seasonal tanks. Scenic draws and cleared native underbrush provide productive pasture and rangeland for wildlife and cattle, while recently added crushed-granite roads provide convenient access throughout the ranch; TINY HOME & OFF-GRID POTENTIAL: A contemporary 764-square-foot Stella Domo tiny home offers one bedroom, one bathroom, modern interiors and expansive ranch views. Power is currently supplied by a generator, and the sellers are offering an allowance toward the installation of a solar power system and water holding tank, giving the next owner the opportunity to further develop the property's off-grid capabilities; WATER & INFRASTRUCTURE: A recently drilled water well reached a productive aquifer at approximately 40 GPM and is scheduled for completion. The ranch is high fenced on three sides, with the neighboring landowner interested in coordinating with the new owner to fence the remaining side; WILDLIFE & RECREATION: Located near Llano, widely known for its hunting opportunities, the ranch supports abundant Hill Country wildlife. Common sightings include Whitetail Deer, Rio Grande Turkey, Bobcat, Red and Grey Fox, Ring-Tailed Cat, Raccoons, Armadillo and Red-Tailed Hawk; THE OPPORTUNITY: With a significant portion of the acreage remaining untouched, Mountain View Ranch offers flexibility for recreation, hunting, livestock, a private ranch compound or continued development of a self-sufficient, off-grid property-all within convenient reach of Llano, Fredericksburg and Horseshoe Bay.
